17.11.010 Purpose of Classification - The purpose of this district is to provide areas for manufacturing, processing, assembling, research, wholesale trade, storage and distribution facilities. Certain types of commercial usage which could be considered supportive of Industrial uses are also included in this district.

17.11.020 Permitted Uses - Indicated on the District Use Chart.

17.11.030 Conditional Uses - Indicated on the District Use Chart.

17.11.040 Accessory Uses

1. Normal accessory uses customary and incidental to the permitted and/or conditional use of the property.

2. One attached or detached dwelling unit for the manager and/or night watchman shall be permitted on the same site as the business.

17.11.050 Prohibited Uses - Indicated on the District Use Chart.

17.11.060 Lot Area and Width

1. Minimum lot area is 10,000 square feet.

2. Minimum lot width is 50 feet.

17.11.070 Density - Maximum floor area = Lot area, subject to setbacks in 17.11.080.

17.11.080 Required Yard Setbacks

1. Front - 25 feet

2. Side - None (except minimum is 25' when abutting a residential or agricultural land district and the five foot portion of such setback adjacent to the property line shall be landscaped with a Type II Visual Buffer per 17.27.030 B).

3. Rear - None (except minimum is 25' when abutting a residential or agricultural district and the five foot portion of such setback adjacent to the property line shall be landscaped with a Type II Visual Buffer per 17.27.030 B).

17.11.090 Height - Maximum height is 65 feet, unless the manufacturing process requires a taller structure.

17.11.100 Lot Coverage - Maximum lot coverage is 70%
