17.09.010 Purpose of Classification - The purpose of this district is to provide medium density residential development near existing urban centers and to assure a transition between this district and high density residential areas, and to buffer commercial areas from less intense districts.

17.09.020 Permitted Uses - Indicated on the District Use Chart, for Suburban Residential and Suburban Residential/Oroville.

17.09.030 Conditional Uses - Indicated on the District Use Chart, for Suburban Residential and Suburban Residential/Oroville.

17.09.040 Accessory Uses

  1. Normal accessory uses customary and incidental to the permitted and/or conditional use of the property.
  2. Additional residential units for extended family members only if a demonstrated family hardship exists (See 17.33.135).
  3. Home Occupations.
  4. Bed and Breakfast.

17.09.050 Prohibited Uses - Indicated on the District Use Chart.

17.09.060 Lot Area and Width

  1. Minimum lot area is 20,000 square feet with on-site sewage treatment (larger if required by Health District.)
  2. Minimum lot area 9,600 square feet per unit on public sewer.
  3. Minimum lot width is 75 feet.

17.09.070 Density - Minimum of 20,000 square feet per unit with on-site sewage treatment or 9,600 square feet per unit (5 dwelling units per acre) when served by a public sewer system.

17.09.080 Required Yard Setbacks

  1. Front - minimum is 25 feet.
  2. Side - minimum is 5 feet.
  3. Rear - minimum is 25 feet.

17.09.090 Height - Maximum height is 35 feet.

17.09.100 Lot Coverage - Maximum lot coverage is 40%.
